Project Challenge

Ferris State University’s 1960’s student housing facilities (originally designed for married housing) are in need of major interior and exterior renovations as well as mechanical and electrical system upgrades. Existing facilities are highly energy-inefficient and unable to meet residents’ demands. In order to attract and retain students in today’s competitive higher education environment, the University needs to offer the academic and social environments and amenities today’s generation of students expect on campus.

 Solution

A preliminary cost analysis determined that the cost of renovation would exceed that of new construction. Therefore, three new, 3-story complexes will be constructed on the original site, adjacent to campus where nearby educational, recreational and social opportunities abound. The facilities will feature two and four-bedroom units, each with a full kitchen and one bathroom for every two bedrooms. The buildings will also offer flexible spaces, laundry facilities, and adaptable technology that anticipate the ever-changing needs of students.

Each building will be located to take advantage of the natural views of nearby valleys and green spaces. The housing will also be strategically located around the perimeter of the site to shield parking from view by traffic and others on campus.

This project is pursuing a level of LEED certification yet to be determined through its abundant daylight views, natural ventilation, energy-efficient mechanical and electrical systems, water-efficient plumbing fixtures, and extensive use of recycled content materials. In addition, responsible waste management strategies and storm water runoff quality control will be incorporated.
